Mixed-use real estate development (Bolivia)
MC Capital partnered with BAISA SRL, the US-based manager of Club Bolivar, Bolivia’s premier soccer team, to reposition and develop a heavily encumbered and underutilized real estate asset that belonged to the team.
The project entailed resolving the asset’s legal issues, determining the highest and best use, designing the project, securing financing, bidding out and supervising the different trades and vendors, and running the sales and marketing program in-house. The end result was Edificio Mario Mercado, a 30,000 m2 mixed-use residential, office, and retail project unlike any other in the city in terms of scale and character. The building is home to more than 100 families that enjoy more than 10,000 square meters of common areas and amenities as well as a thriving community of businesses and retailers that benefit from its privileged location, at the intersection of three main roadways and a mere 3 blocks from the city’s new aerial tramway.
